Tenant Screening

We evaluate each applicant based on income, credit history, and background checks to ensure a responsible tenancy.

Resident Qualification Criteria

INCOME:

  • Combined monthly gross income of at least 3 times the unit rent

CREDIT HISTORY:

  • Credit score of 600 or higher
  • No previous evictions, bad payments, or bankruptcies

RENTAL HISTORY:

  • Good references from current and past landlords
  • No terminations, evictions, late payments, outstanding balances, or poor tenant records with the owner in the past 5 years

CRIMINAL BACKGROUND CHECK:

  • No felonies
  • No pattern of misdemeanors
  • No fraudulent checks, identity theft, fraud, or other credit/financial related convictions
  • No registered sex offenders
  • No drug charges
  • All household members age 16 and older must pass a criminal background check

OCCUPANT REQUIREMENTS:

  • Applicant or spouse must be age 21 or older
  • ALL occupants must be listed on the application
  • Tenant is responsible for keeping the grass mowed (does not apply to townhouses)

PETS:

  • No large breed dogs allowed. 
  • Small dogs, cats, or other small animals may be considered with a $500 non-refundable pet fee.

APPLICATION DOCUMENTS REQUIRED:

  • Last 8 pay stubs
  • Verification of all other forms of income (dated in last 30 days)
  • Copy of rental insurance policy showing liability insurance of $100,000 or greater
  • Valid photo ID for all adults
  • Social security card for all adult occupants
  • Application form signed by all adults
  • Other verifications as necessary

There is a $40 non-refundable application fee for all properties.
